Buyers comparing Blythewood neighborhoods usually start with one number: the median sale price for the 29016 ZIP code. That number is close to useless inside Longcreek Plantation. The community covers roughly 2,000 acres and holds at least five distinct sub-neighborhoods, each with its own product type, HOA layer, and relationship to the two on-site golf courses. Two homes a quarter mile apart can sit in different price tiers, carry different dues, and answer to different boards. Understanding that structure before you tour saves a second trip and, sometimes, a contract.
Before price, three transaction details tend to catch relocating buyers off guard.
HOA layering. Most sections of Longcreek Plantation pay an annual master HOA fee in the range of $300 to $400 for common area maintenance and community standards, and many sub-neighborhoods layer a second association on top of that for subdivision-specific amenities or rules. The line item you see in a listing is often only half the picture.
Club membership is optional. The Windermere Club and Columbia Country Club sit inside the community, but membership is not required for homeownership. That works both ways. A buyer who assumes golf access comes with the deed will be disappointed; a buyer who dismisses a Club Colony home because they don't golf may be paying for a location premium they can otherwise use.
Gates are not uniform. Some Longcreek sections are gated, others are open. Access, guest parking, and delivery logistics vary block by block, and the master HOA does not standardize them.
None of this shows up on a portal search. All of it shapes the offer.
The reason a single Longcreek median tells you almost nothing:
Club Colony. Gated, adjacent to the Windermere Club, mostly custom-built residences from the late 1980s through the early 2000s. Home sizes typically range from about 3,000 to over 6,000 square feet, with traditional brick exteriors and lots that either front the fairways or sit on interior streets. This is the section that pulls Longcreek's ceiling up.
The Greens. A gated pocket of roughly 40 patio homes on about 10 acres, most around 2,000 square feet with 3 bedrooms and 2.5 baths. The first wave arrived around 2004, and some units share a wall. There are no sidewalks, guest parking is by design rather than by street, and fencing for pets carries restrictions. It is the section for buyers who want the Longcreek address without the yard work.
Fox Meadow. Homes positioned along the Columbia Country Club golf course, a separate 27-hole private club from the semi-private Windermere Club.
Gates of Windermere. A residential section without direct golf or waterfront frontage, which usually means a lower entry point than golf-course lots in the same community.
Linkside Village. The newest addition. Fox Creek Homes began construction in 2025 along the edge of The Windermere Club, with some lots backing to holes 10 and 11 of the Pete Dye-designed 18-hole course. Fox Creek lists pricing from the mid $600s. For a buyer choosing between resale and new build inside the same gates, Linkside is the direct comparison.
Older sections of the wider community have listings that historically ran from the $200s into the $600s, according to Blythewood community write-ups. That spread is the point. When someone says they are "looking in Longcreek," the first useful question is which of these five they mean.
The Blythewood market data circulating in June 2026 does not agree with itself, and the disagreement is instructive.
The gap between $345,000 and $489,000 is not a data error. It reflects what part of the ZIP each source is weighting. Blythewood 29016 contains both entry-level product under $250,000 and Longcreek estates that trade well into the high sixes and above. Longcreek's Club Colony and Linkside Village pull toward the upper number; smaller detached homes elsewhere in the ZIP pull toward the lower one. If you use $345,000 to set expectations for a golf-frontage custom home in Club Colony, you will not write a winning offer. If you use $489,000 to price a patio home in The Greens, you will lose a listing that should have moved.
Days on market tell a similar story. A rising DOM in the broader ZIP does not automatically mean Longcreek is softening. New-build inventory at Linkside, patio-home turnover at The Greens, and custom resales in Club Colony run on different clocks.
Longcreek does not sit in isolation. A few miles away, Scout Motors is building out a production center of more than 5 million square feet of buildings on roughly 1,600 acres in Blythewood, with more than $2 billion committed to the site and 4,000 or more jobs projected. The $25 million readySC training center on the production site held its grand opening on April 21, 2026, and initial vehicle production is targeted for 2027, with some coverage placing first production vehicles in late 2027 or early 2028.
For a Longcreek buyer, two implications matter. First, the demand catalyst is dated. Payroll ramp accelerates as production nears, which means the window for negotiating on established resale inventory tends to be wider now than it will be once hiring hits full stride. Second, executive relocation demand tends to concentrate in exactly the housing type Longcreek offers most of: established brick homes on wooded lots with optional club access, inside a school-zoned suburb with quick I-77 access to the plant and to downtown Columbia.

Is Longcreek Plantation gated? Parts of it are. Club Colony and The Greens are gated. Other sections are open, and the master HOA does not standardize access.
Do I have to join a club to buy in Longcreek? No. Both The Windermere Club and Columbia Country Club offer optional memberships that may include golf, tennis, swimming, and dining, but neither is required for homeownership.
How do new builds at Linkside Village compare to resale in Club Colony? Different products for different buyers. Linkside starts in the mid $600s with modern floor plans and newer construction from Fox Creek Homes. Club Colony resales trade a wider range depending on square footage and lot, with home sizes commonly between 3,000 and 6,000 square feet on established, custom-built stock. The choice usually comes down to whether you want brand-new finishes or a larger, older home with mature landscaping.
Are HOA dues really two-tiered? For most Longcreek addresses, yes. Plan on a master HOA fee in the $300 to $400 range annually, plus a separate sub-neighborhood assessment where one applies. Always request both figures in writing before you sign.
